Property & Seller Qualifications

Unfortunately we're not for everyone.

Generally speaking, we are looking for properties in which the owner(s) has approximately 40% equity in the property and is willing to sell at current market value. This is necessary as the market may dictate a lesser value than the most recent appraisal. If the seller is unable to satisfy all secured loans, with auction proceeds and/or with private reserves, it would not be available for auction. It is also necessary to ensure reasonable reserve prices are set for each property. A great deal of work goes into an auction and auction goers often travel great distances to bid--we want to make sure that each property has a very high chance of selling at auction.

Auction Requirements. Prior to accepting the property for an auction listing, the seller:

  • must have approximately 40% equity in the property. Short sales are possible with certain conditions.
  • must agree to a minimum selling price (reserve) that is at or below current market value.
  • must agree to a $1,000 refundable advance marketing fee.*
  • must be able to provide clear title.
  • must agree to provide septic tank or other wastewater system certification/replacement during escrow, as required.
  • must agree to provide a provide wood destroying pest inspection prior to the auction.
  • must agree to be represented by a licensed California real estate agent or broker.
  • must agree to hold "open house" the two weekends preceding the scheduled auction.
  • must agree to our complete Terms and Conditions.

    * This fee is to cover our costs should the seller pull the listing after auction marketing has begun. It will be refunded at the completion of the property auction.
