Have a question about selling at auction? If you cannot find the answer below please contact us!

Can my property be auctioned even if it is currently on the market with another broker? Yes. We gladly cooperate with Realtors® and their clients to offer the auction opportunity to properties currently listed for sale.

Can my property be auctioned if I am in a "short sale" situation? Maybe. If your lender is responsive to communication and will agree to a reasonable minimum selling price, we may accept the property for auction.

Can I bring my property to auction without the assistance of a Realor®? No. Because we all want a professional escrow process, all property being sold at auction will be represented by a real estate agent licensed in the state of California. Since most For Sale by Owner (FSBO) sellers are were willing to cooperation with brokers on the selling side, brokerage fees paid will be similar. If you are not being represented by an agent please go to our contact page to ask about professional representation.

Do we work with builders? Yes. Owner/builders, contractors and developers of all sizes who want to liquidate stagnant projects are encouraged to contact us.

Will we travel outside the Coachella Valley/Morongo Basin to perform an auction? Yes but it would depend on our collective knowledge of the market area in question.

Do we work with lenders with REO properties? Yes. Financial institutions with real estate assets wanting to liquidate are encouraged to contact us.

What are the savings of auction over standard sales? Most standard listings have a 5-7% real estate brokerage fee built in. At auction this fee can be cut in half as the auction company pays the buyer's agent fee, not the seller. We can also reduce some the closing costs you will incur.

What does CENTURY 21 Mirage Auctions charge the seller for this service? There is no service fee charged by the auction company. We do require a $1,000 advance marketing fee that will be refunded at the completion of the auction but our costs are covered by the buyer's premium charged at auction.

What type of real estate do you auction? We will auction qualifying residential, commercial, vacant land, income producing properties and unfinished projects/developments.

How would my property be marketed? We use print, radio, direct email and internet marketing to offer properties and locate as many buyers and investors as possible.

  • Local: MLS, radio, real estate periodicals, auction signage, flyers, classifieds, open house.
  • Regional/Statewide: MLS, radio, real estate periodicals, classifieds in major markets.
  • Nationwide/International: Internet with major search engines, real estate, auction specific and commercial investment websites.
  • Other: We send target-specific auction mailers to potential buyers and investors, maintain an email mailing list of interested buyers.

    Aren't auctions for bargain hunters? Well sure they are. Auctions are also a preferred method of many investors and in-the-market buyers to locate and purchase property. Our marketing package and willingness to cooperate with real estate agents working with buyers are tools for finding regular buyers, investors and bargain hunters alike.
